What registering involves
Two entries, not one
One landlord entry, which is free, and one dwelling entry for each property. Each produces its own registration number, and both have to be active before you can advertise.
£65 per property per year
Charged on the dwelling entry. There is no charge for the landlord entry itself.
Renewal follows your first property
Every dwelling entry renews on the anniversary of the first one you created, not on its own. Properties added later are pro-rated in year one. If you own more than one property, this is the date that catches people out.
Changes go in within 28 days
A new gas safety record, a new EICR, a new licence number — the entry has to be updated within 28 days of the old information going out of date.
What you will be asked for
Your name, date of birth, address, phone and email. Then per property: the address, ownership and dwelling type, bedrooms, occupancy, HMO status, whether it is furnished, the rent and how often it is paid, your gas safety record, EICR and EPC, any licence numbers, and the freeholder’s contact details.
Advertising bites from your region’s deadline
From the date your region closes, a property must not be marketed unless both entries are active, and every written advertisement has to carry both registration numbers. Renters’ Rights Act 2025, s.82.
Penalties
Renters’ Rights Act 2025, s.91(2) and s.92. Civil penalties, imposed by the local housing authority.
- Failing to register, marketing a property without active entries, or leaving the registration numbers out of an advertisement
- up to £7,000
- Knowingly or recklessly giving false or misleading information (s.92)
- up to £40,000
- Carrying on the breach more than 28 days after a penalty is imposed, or after an appeal is determined
- up to £40,000
- A repeat breach within five years of a relevant penalty or conviction
- up to £40,000
Rent Repayment Orders rose to a maximum of 24 months’ rent on 1 May 2026, with a two-year application window.
How you register
Registration happens on the government service, and you do it yourself. Indate holds the dates and the documents so that the form is quick to fill in — it does not, and cannot, send anything to anyone.
You register on the government service yourself. Indate cannot submit a registration on your behalf, and nor can a letting agent — the landlord must do it personally.
