PRS Database deadlines

Anyone in England can register from , the planned opening date — subject to Parliament approving the regulations, which are still in draft. Your legal deadline depends on your council’s region: the first falls on and the last on . Find yours below.

The local authority that collects the council tax — not the county. Several counties straddle two regions, and the region sets your date.

296 councils. Start typing, or press the down arrow to browse.

Pick your council and this fills in with your region’s legal deadline, how long that leaves you, and the day the duty to register starts there.

Deadlines, region by region

The legal duty to register starts in one region a month, and landlords in each region then have 3 months to register. The West Midlands goes first, with a deadline of 14 March 2027; the South West is last, on 14 November 2027. You don’t have to wait for your region’s duty to start before you register.
PRS Database deadlines: nine regions, the last day to register in each, and the day the legal duty to register starts there. Anyone in England can register from 15 December 2026, whatever their region.

Anyone in England can register from 15 December 2026, the planned opening date. Each region’s legal duty then starts on the date shown, and landlords there have 3 months from that day to register. The dates come from the draft Regulations, which still need Parliament’s approval — if they move, this page moves with them.

Which region is my council in?

Region follows the local authority, not the county. Warwickshire and Staffordshire landlords are in the West Midlands region; North Lincolnshire is in Yorkshire and the Humber. If the county name and the region name disagree, the council wins.

All 296 English local authorities, matched to their ONS region. The rollout dates follow Schedule 1 of the draft Regulations and can still move. If your council is missing, or you think it is shown against the wrong region, tell us at [email protected].

What registering involves

Two entries, not one

One landlord entry, which is free, and one dwelling entry for each property. Each produces its own registration number.

£65 per property per year

Charged on the dwelling entry. There is no charge for the landlord entry itself. GOV.UK says the fee is pro-rated during the rollout, so registering early doesn’t cost more.

Renewal follows your first property

Every dwelling entry renews on the anniversary of the first one you created, not on its own. Properties added later are pro-rated in year one. If you own more than one property, this is the date that catches people out.

Changes go in within 28 days

A new gas safety record, a new EICR, a new licence number — the entry has to be updated within 28 days of the old information going out of date.

What you will be asked for

Your name, date of birth, address, phone and email. Then per property: the address, ownership and dwelling type, bedrooms, occupancy, HMO status, whether it is furnished, the rent and how often it is paid, your gas safety record, EICR and EPC, any licence numbers, and the freeholder’s contact details.

Empty properties and adverts come later

For now you only have to register properties that are let, or become let during the rollout. The Act also bans marketing a property without active entries and requires both registration numbers on adverts (Renters’ Rights Act 2025, s.82), but the government says these start under future legislation, not at your registration deadline.

Penalties

Renters’ Rights Act 2025, s.91(2) and s.92. Civil penalties, imposed by the local housing authority.

Failing to register — and, once those duties start under future legislation, marketing a property without active entries or leaving the registration numbers out of an advertisement
up to £7,000
Knowingly or recklessly giving false or misleading information (s.92)
up to £40,000
Carrying on the breach more than 28 days after a penalty is imposed, or after an appeal is determined
up to £40,000
A repeat breach within five years of a relevant penalty or conviction
up to £40,000

Rent Repayment Orders rose to a maximum of 24 months’ rent on 1 May 2026, with a two-year application window.

How you register

Registration happens on the government service, Register your rental property, and you do it yourself. Indate holds the dates and the documents so that the form is quick to fill in — it does not, and cannot, send anything to anyone.

You register on the government service yourself. Indate cannot submit a registration on your behalf, and nor can a letting agent — the landlord must do it personally.

Indate is an independent app. It is not affiliated with, endorsed by, or connected to GOV.UK, HM Government or any local authority.

Get ready to register — GOV.UK Housing Hub

Indate helps you keep track of dates and documents. It is not legal advice. You remain responsible for meeting your legal obligations.

Dates on this page are taken from the draft Regulations laid on 9 September 2026 and from GOV.UK’s guidance on them; the fee, the dates and the region mapping are all still draft. The draft Regulations need the approval of both Houses of Parliament before they become law. Last checked against both on 30 September 2026.
